One plot left in Khao Yai Dreamland

As mentioned in the previous post some plots at Khao Yai Dreamland had become available recently. Well, they sold quickly and only one plot is left. The original asking price in the project was 9,000 baht per square wah. That price point is likely to be the floor of land prices in this area when high season arrives at the end of the year – prices will most likely rise as they have every year for the past six years. Earlier this year the average selling price in the area was around 3.2 million baht per rai. And that was up substantially from a year earlier. So if the trend continue we will probably see average prices break above 10,000 baht per square wah throughout the area. Note that many developments are already well over that price.

If you are interested in buying property in the Khao Yai area then this is the season to do it when sellers are more motivated due to fewer buyers visiting during the rains. Keep in mind that there continues to be a shortage of smaller plots of one rai or less. Most projects with small plots are priced well over 10,000 baht per square wah for the land and require purchase of a house built by the developer. Khao Yai Land View and it’s expansion phase Khao Yai Dreamland are one of the few projects with reasonably priced small plots ready to build with roads, water and electricity provided.

In addition to the one plot available in Khao Yai Dreamland there are two plots available in the first phase of Khao Yai Land View. There is a 200 square wah plot and another plot that is slightly over two rai. Both plots are selling at a discount to the Dreamland price although they are part of the same development. Owners will have the same privleges thoughout the project, including maintenance of common areas, access to the planned club house, and security (guard shack has been built already).

Khao Yai Dreamland, the expansion phase of Khao Yai Land View near Kirimaya Resort, was previously announced to be sold out. The sell out happened rapidly when a group of hungry investors made a weekend trip to Khao Yai and snapped up almost all the remaining plots in one day, leaving only one unsold lot. And that one didn’t last long – a buyer snapped it up just a few weeks later.

Well, a few months on and three of those plots are now back on the market. The good news is that the sellers are motivated and the asking price is actually less than the advertised price of the plots during the initial sales phase. We can’t reveal the price here so call if you are interested and speak to the agent. The plots are each slightly more than one rai. You can see photos and video of the area at this Khao Yai Dreamland page, although those were taken before the cowboy fence was in so some updated photos will be coming soon that show it looking even nicer.

Khao Yai Land View expansion sold out

Almost before it went on sale the expansion of Khao Yai Land View has sold out. The development expansion, named Khao Yai Dreamland, consists of 18 plots adjacent to Khao Yai Land View phase 3. This section shares the same views as the earlier phases although at a slightly higher elevation the views toward the west and sunset are even better.

As part of the expansion, the developer has invested in road improvements from the main public road that passes Kirimaya Resort. The road was previously a poorly maintained gravel road leading to the entrance to Khao Yai Land View which is all asphalt roads. The developer is having the entire road paved with asphalt.

Pricing for Khao Yai Dreamland is 9,000 baht per square wah, or 3.6 million baht per rai. Owners in Khao Yai Land View are pleased as the improved road and higher pricing of the expansion boost their property values.

Hidden gem in Khao Yai

This 12 rai plot is a hidden gem that has been recently revealed. We have had it listed on Khao Yai Property News for some time but the land was overgrown with weeds and it was difficult to fully appreciate how beautiful it is. The price is 2 million baht per rai which is the same or less than being asked for completely undeveloped properties in this area, but Land View already has roads, drainage, water and electricity in place. Khao Yai Land View 1 Plot Left

Phases 1 and 2 of Khao Yai Land View, with a mix of plot sizes from 200 square wah to over 3 rai, sold out quickly. Many of the new owners are already building and one home is already completed. Phase 3 was opened with mostly larger plots of greater than 2 rai and now all but one have been sold. All three phases have great views but phase 3 may have the best views of all due to being a little farther uphill.

The last plot in phase 3, a beautiful piece of land, has seen a lot of interest but nobody has put a down payment on it yet so it is still first come first served. Once it is gone the Khao Yai Land View project will be completed – there are currently no plans to expand the development with additional phases.
