Buyers should always carefully check that land they are considering purchasing has clear title and access roads. It is common for land owners to have informal agreements with neighbors allowing them to cross others’ property to reach their land. In many places those access points have been used for years and may appear to be public roads, and may be represented by the owner as public roads. However, when you go to the land office and check the original land title (you should always do this) you may find no such public road exists.
