One plot left in Khao Yai Dreamland

As mentioned in the previous post some plots at Khao Yai Dreamland had become available recently. Well, they sold quickly and only one plot is left. The original asking price in the project was 9,000 baht per square wah. That price point is likely to be the floor of land prices in this area when high season arrives at the end of the year – prices will most likely rise as they have every year for the past six years. Earlier this year the average selling price in the area was around 3.2 million baht per rai. And that was up substantially from a year earlier. So if the trend continue we will probably see average prices break above 10,000 baht per square wah throughout the area. Note that many developments are already well over that price.

If you are interested in buying property in the Khao Yai area then this is the season to do it when sellers are more motivated due to fewer buyers visiting during the rains. Keep in mind that there continues to be a shortage of smaller plots of one rai or less. Most projects with small plots are priced well over 10,000 baht per square wah for the land and require purchase of a house built by the developer. Khao Yai Land View and it’s expansion phase Khao Yai Dreamland are one of the few projects with reasonably priced small plots ready to build with roads, water and electricity provided.

In addition to the one plot available in Khao Yai Dreamland there are two plots available in the first phase of Khao Yai Land View. There is a 200 square wah plot and another plot that is slightly over two rai. Both plots are selling at a discount to the Dreamland price although they are part of the same development. Owners will have the same privleges thoughout the project, including maintenance of common areas, access to the planned club house, and security (guard shack has been built already).
